Café operator sought for Pirkkola Sports Park
City of Helsinki Sports Services will be leasing the café and kiosk facilities of Pirkkola Sports Park to a suitable partner starting from 1 August 2025. The facilities will be leased to an experienced café or restaurant operator whose operations support and complement the services of the sports halls and sports park.
Pirkkola Sports Park is one of the City of Helsinki’s largest sports facilities. The sports park is located next to Ring I and Hämeenlinnanväylä, at the address Pirkkolan metsätie 6, Helsinki.
Pirkkola Swimming Hall is open on Mon–Fri from 7:00 to 21:00 (Tue from 7:00 to 19:00) and at weekends from 9:00 to 17:00. The swimming hall is closed for seasonal maintenance annually from the beginning of July to mid-August. The ball game hall is open for reserved time slots Mon–Fri from 7:00 to 22:30 and at weekends from 9:00 to 22:30.
The sports park’s small and shallow swimming spot Plotti is open in the summer during calendar weeks 23–32 every day from 10:00 to 18:00.
The ice stadium is open Mon–Fri from 7:00 to 22:30 and at weekends from 8:00 to 22:00 from mid-August to the end of April. The two ice rinks of the ice stadium are mainly used by figure skating and ice hockey clubs in Helsinki, but there are also public ice skating hours with or without sticks open to all city residents.
The swimming hall is visited by approximately 150,000 customers a year, while the ice hall is visited by 130,000 and Plotti is visited by 28,000 customers. In total, Pirkkola Sports Park records approximately one million visits per year. Use of the swimming hall’s car park is subject to a fee, but the car park along Pirkkolantie can be used free of charge.
The aim is to lease the café facilities to an operator capable of providing high-quality and extensive services to the customers of the sports park in accordance with the halls’ opening hours, lunch on every weekday as well as meeting and event catering services to the sports park’s various user groups. The café is allowed to have an alcohol serving licence.
The facilities to be leased are spread across three buildings
The café services are located in three different buildings: a café facility in the Pirkkola swimming and ball game hall, a kiosk next to the ice stadium and sports fields and a kiosk at Plotti.
The café in the Pirkkola swimming and ball game hall operates in the entrance hall of the building (300 square metres) and includes a kitchen/counter area (150 square metres), which is also where sales take place. The kiosk next to the ice stadium and sports fields (12 square metres) is located in the field building, and the kiosk at swimming spot Plotti (10 square metres) is located in a separate building.
The facilities will be leased for café operations and sales taking place inside the facilities.
The opening hours of the swimming hall café correspond to the opening hours of the swimming hall. Café operations during seasonal maintenance are subject to a separate agreement.
The facilities to be leased in the swimming hall include the kitchen and sales counter, the restaurant hall, a storage room in the basement and staff facilities. The lease does not cover serving and dining tableware and restaurant hall furniture. The restaurant hall has a seating capacity of approximately 150 people. In addition to this, there is a covered outdoor area available for use.
The ice stadium’s kiosk facilities include the kiosk with a toilet and dressing room (approx. 16 m2), a storage room (7.4 m2) and a lobby space.
The facilities are leased in the condition they are in at the time of transfer. Before leasing the facilities, the operator must determine and obtain the official permits necessary for its operations. The lease for the facilities can be signed once the official permits are in order.
The rent includes use of the kitchen furniture in the facilities, heating and water. Electricity consumption is subject to a charge based on submeasurement as part of the City of Helsinki’s electricity contract. Price information for electricity and electricity transmission is available upon request. The invoicing principle for waste management is defined in the lease. The restaurant is responsible for the interior of the restaurant, the transport of waste into waste containers and the cleanliness of the leased facilities. The facilities will be leased based on an open call aimed at companies with a valid business ID. If more than one offer to lease is received, we will choose the operator who presents the most comprehensive, viable proposal for the implementation of the café services, taking primarily into account the range of services of the hall and the sports park.
We will assess the suitability of operators for the facilities based on received offers to lease and invite those who appear to be the most suitable to negotiate with us. Negotiations can take place before the deadline as potentially suitable actors are found.

a) Company name, address, contact person, contact information and business ID
b) Name of the facilities to be leased
c) Register number of the facilities: HEL 2024-013877
d) Report on past operations and experience in the restaurant sector
e) A credible business plan for the facilities, including the rent to be paid by the operator (= total rent EUR/month (VAT 0%) for the facilities mentioned in the description; the rent is the same in all months of the year)
f) A free-form plan for café activities at the facilities, including opening hours, price examples and examples of offered products, taking into account special dietary requirements. The plan must also include an example lunch list covering one week.
